Buyers will likely be viewing every home in their price range either online or in person before making a decision to buy. Look at your home through buyers eyes. You’re used to your surroundings and overlook awkward things about how you live. Stage every room for its natural purpose, and ask friends to walk through and pretend they’re a buyer. They and your agent will point out the things you take for granted. Commit to not smoking or cooking odorous foods in the home while listed. Remove as much pet evidence as you can, especially smells! Your listing agent should be prepared to show you details of every other home for sale in your category and give an honest opinion on how you stack up to the competition. A fair price is the best marketing your home can have.

Before a buyer will view your property as their future home, you have to depersonalize and clear the space. We will walk you through what it will take to get your home ready to show, such as painting, cleaning, organizing and staging, but the sorting of your possessions is up to you. Clear out closets and donate items you don’t use. Buyers will open cupboards and judge you. Consider packing up and moving off site any seasonal or unnecessary items that will only be distracting, or make your home appear to be busting at the seams. If you don’t need it here for the next few weeks, move it out. You’ll pack soon anyway.

Everyone has a few tasks they’ve been meaning to take care of. If you can’t complete them yourself, we can spearhead co-ordinating a crew to help you prepare your home. A handyman hired for one day can give the impression that your home has been well maintained over years. A fresh coat of paint can modernize a room. Let’s roll up our sleeves and tackle this.
INNER BEAUTY ISN’T ENOUGH THIS TIME
More than once we’ve brought buyers to a property they were interested in, only to have them turn around and leave instead. Street view isn’t just for google. How a home looks from the outside – the porch, the siding, the door, walkway, gardens and mailbox – will set the tone for how a buyer feels about your home. First impressions are lasting impressions. Make the entrance inviting and as attractive on the outside as it is on the inside. Mowed grass, cleared walkways, inviting flowers or gardens, a painted door and a cozy chair can make the house feel like a home. And don’t forget to clean windows inside and out.
We will consult with you on how we can best present your home. Sometimes its as simple as putting beds in the bedrooms and re-arranging what you already have, with items we bring in to pull it all together. Once we arrange items in the home making it livable for you, and inviting for buyers, it should look the same way for every showing and open house. It may not be fun to be out of the house for a week but it will sell faster, and for more money. Once we have it looking perfect make a promise not to use the new fluffy towels and keep dirty dishes out of the sink. It’s worth it, and essential to you getting top dollar. If you need a night off, that’s okay too. No matter what, we want you to have a great experience selling your home.
